Key Responsibilities

  • As a Real Estate Portfolio Manager, you will be responsible for conducting periodic market research on rental rates to ensure Aldar’s residential and commercial portfolio remains competitively positioned.
  • You will analyze market trends, rental performance, occupancy levels, and changing market conditions in collaboration with the Director to support informed decision-making.
  • The role also involves monitoring competitor assets and assessing potential risks related to demand, rental rates, and different asset classes.
  • You will recommend rental rate adjustments based on market insights, portfolio performance, and overall real estate market conditions.
  • The Property Portfolio Manager will also support CAPEX planning by identifying required upgrades, new capabilities, and equipment needed to improve asset performance.
  • You will conduct development feasibility studies and prepare the associated Investment Committee business cases.
  • In addition, you will review financial statements, asset performance reports, market data, and economic indicators to assess the financial and operational impact on the portfolio.

Requirements

  • Bachelor’s degree in Real Estate, Finance, or a related field.
  • Proven experience in real estate investment, asset management, or real estate portfolio management.
  • Strong financial analysis, budgeting, and forecasting skills.
  • Excellent negotiation, communication, and stakeholder management abilities.
  • Good understanding of property management principles, market dynamics, and industry best practices.
  • Strong written and verbal communication skills in English are essential.
